As a professional Real Estate service provider, I offer assistance that is courteous, competent and responsive to YOUR needs in finding and purchasing the property YOU want. Over the past 30 years I have learned how to bring Seller-Clients and Buyer-Customers together in mutually beneficial transactions. In the pursuit of that goal, may I extend to you these services at no cost to you?

WITH YOUR PERMISSION AND INFORMED CONSENT, I WILL BE GLAD TO:

  1. Provide YOU a copy of the “BUYER’S GUIDE TO REAL ESTATE TRANSACTIONS IN MONTANA.”
  2. Explain local real estate procedures, including typical consumer protections and purchase agreements, etc.
  3. Arrange for YOU to see selected properties that meet YOUR requirements.
  4. Respond accurately to YOUR questions concerning the properties and transaction documents.
  5. Disclose all adverse material facts I know about the properties.
  6. Prepare an offer exactly the way YOU want it for review by YOU.
  7. Faithfully communicate all YOUR information and requests to the Seller and obtain timely responses for YOU.
  8. Prepare a Good Faith Estimate of YOUR total investment needed at time of Closing, including Buyer discounts.
  9. Present YOUR offers to my the Seller in a timely manner and return all authorized responses directly to YOU.
  10. Coordinate all pre-settlement (escrow) activities throughout the Closing process and keep YOU fully informed.
  11. Provide YOU with a “Transaction Calendar of Events” so YOU’LL know exactly what’s happening and when.
  12. Prepare a checklist for YOU, called “From Now Until Move-In Day” outlining things to remember and helpful hints.
  13. Keep YOU appropriately informed of progress throughout the entire real estate purchase process.
  14. I’ll see that YOU receive:
      A “FULL YEAR’S HOMEOWNERS WARRANTY” for your protection.

      An upgraded title insurance “Platinum Policy” to triple your protection

YOUR LEGAL REPRESENTATION & ADVICE ACCOMMODATED BY BROKER’S CREDIT TO BUYER*
If you choose to accept my offer of Buyer/Customer services, Sellers and I wish to ensure that you also have the opportunity to be well-represented and receive competent legal advice before signing any Buy-Sell offer or Closing papers. Since I am neither an Attorney nor your Agent, I can NOT give you legal or adversarial advice. Therefore, our offer may include a payment to you of up to $900.00 for your Attorney’s review and representation regarding the transaction if you so choose. Such payment to be made exclusively by a cash equivalent credit to you at Closing. This $900.00 “Broker’s Credit to Buyer” may be used for anything you wish.

If you choose to decline this offer of services and hire your own Buyer Broker to provide these or other services instead, I will respectfully and automatically withdraw my above offer and make every effort to cooperate with the Attorney/Broker that you hire. The choice is entirely yours.
